There are many sims in development at the moment (CARS, GTR3, Simraceway ...), but if rFactor 2 doesn't live up to the expectations, I think Asseto Corsa could be the next big thing in simracing.
The guy who created Netkar (Kunos) is behind the project, with now some real money and time to develop his sim (Netkar was just beta, sold as a game ...). And unlike most of the modern sims, it will be open to modding. Netkar had cool physics and FFB, and innovative features, like the interactive cockpit, the limited number of sets of tires or the hardcore mode where you had to wait 1 hour for repairs if you crashed your car heavily .
And its already looking better than rF2 in my opinion :

It certainly looks great, but I hope it is not in the iracing style, where you have to pay monthly to play

It's a beautiful game, and if they can match the physics of NetKar Pro, then it will definitely be a game to purchase, whther or not iRacing or rFactor 2 payment method.

Also depends on netcode, which is rfactors strong point, and way better than any other sim.

And pCARS isn't even a sim anyway. More of a screenshot game.
